
Majestic Gen fully sells maiden Johor project, to launch second one

Kuala Lumpur-based Majestic Gen Sdn Bhd’s maiden development in Johor — a serviced apartment project called Gean Rise that was launched in January — has been fully sold, according to CEO Datuk Hoo Kim See.
He notes that this positive response highlights strong market confidence in the development and reflects the increasing demand for future-ready, well-connected urban residences in Johor Bahru.
“The swift sell-out is a clear indication that Majestic Gen’s vision resonates deeply with today’s homeowners and investors who are seeking thoughtful design, convenience and long-term lifestyle value in Johor Bahru’s evolving cityscape,” he says.
“The buyers of Gen Rise are a mix of professionals, young families, multi-generational households and cross-border commuters, particularly those who work in Singapore but seek better living value and quality in Johor Bahru. What attracted them goes beyond just location; it’s the way Gen Rise has been designed to support the evolving needs of modern city life.”
With a gross development value of RM563 million, Gen Rise will occupy a 1.14-acre plot on which Hotel Sentral Johor Bahru was formerly located. The hotel was owned by the group, and was demolished to pave the way for the new development.
Gen Rise will offer 732 units in a 47-storey tower. The majority of the units are 497 sq ft (1+1 bedroom and 1 bathroom), 672 sq ft (2 bedrooms and 2 bathrooms) and 854 sq ft (3 bedrooms and 2 bathrooms). Larger units are also available — 1,169 sq ft (4 bedrooms and 4 bathrooms), 1,344 sq ft (4 bedrooms and 4 bathrooms) and 1,930 sq ft (6 bedrooms and 6 bathrooms).
Each unit is partially furnished with top and bottom kitchen cabinets, a hood and hob, a digital lock at the main door and air-conditioning in all the bedrooms and the living room.
Some units are dual key-ready, allowing the owners to rent out one of the rooms with a separate entrance, Hoo says, adding that the development is scheduled for completion in December 2029.
Gen Rise offers comprehensive facilities that are spread over six zones in three levels. These zones are Harmonious (barbecue terrace, children’s playground and community pod), Wellness (Pilates garden, reflexology path and jogging track), Leisure (putting green, gazebo and hammock garden), Active (basketball court, outdoor fitness area and boxing ring with punching sand bag), Aqua (infinity pool, bubbling pool with floating cabana, and spa pool) and Fitness (sky gymnasium).
Hoo reckons that a major draw is the strategic location, as it is approximately 720m from JB Sentral and 980m from the upcoming Bukit Chagar RTS Link Station, which is slated for completion by December 2026.
He believes the buyers were also drawn to the flexible and functional layouts as well as the facilities.
After Gen Rise, Majestic Gen is looking to launch its second project within Johor Bahru City Centre —the RM837 million Gen Sphere — in the second half of the year. This development is located 440m from JB Sentral and 700m from the Bukit Chagar RTS Link Station. It will offer units ranging from 459 to 755 sq ft.
