Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore

Sunway Property has launched Sunway, its first development in Johor Bahru City Centre (JBCC) and the city centre’s first SOHO apartments. With freehold tenure, a location just 3 km from the upcoming Johor Bahru–Singapore Rapid Transit System (RTS) Link, and next to Sunway Commercial Square, the project is strategically positioned for both own-stay buyers seeking city-centre convenience and investors looking to capture cross-border rental demand.

 

Buyers to date reflect Johor Bahru’s cross-border profile, with 30% Singaporeans and 70% Malaysians (of which 60% work in Singapore). Purchases are primarily for own stay (70%), with 30% for investment.

 

According to an independent study by Milieu, commissioned by Master Community Developer Sunway Property (June 2025) to gauge Singaporeans’ interest in Johor properties, nearly half (48%) of surveyed property seekers are considering Johor Bahru for their next purchase — 83% of whom already own property in Singapore.

 

Johor is benefitting from major policy and infrastructure catalysts. The Johor–Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is expected to attract significant investment and trade flows. Meanwhile, the RTS Link, connecting Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will cut cross-border travel to just six minutes.

 

“Homebuyers here are discerning and think long term,” said Gerard Soosay, Sunway Property Chief Executive Officer (Southern Region). “Johor Bahru’s appeal is real, but expectations are higher: communities must be safe, connected, and adaptable to cross-border lifestyles. Sunway Majestic marks Sunway Property’s first development in JBCC and the city centre’s first SOHO apartments. Sunway Majestic has 1- to 3-bedroom SOHO units starting at RM400,000, with the option to personalise under Sunway Property’s unique Design to Own concept. This price point sits well within the range sought by 72% of surveyed buyers (RM1 million and below), the Sunway press release says.

 

The development features multi-tiered security systems. Connectivity is enhanced through a dedicated shuttle service to the RTS, a walkway link to Hutan Bandar, and access to surrounding malls, schools, and healthcare amenities. It is adjacent to Sunway Commercial Square, a retail hub for shopping and dining to be managed by Sunway Malls.
