Majestic Gen to launch Gen Starz Residences in Old Klang Road by 4Q2024

Majestic Gen Sdn Bhd (formerly Majestic Group) has soft-launched a serviced apartment, Gen Starz Residences, with a gross development value (GDV) of RM272 million in Old Klang Road (OKR), Kuala Lumpur on Oct 26.

 

This marks the company’s first project since its rebranding exercise this February, says Majestic Gen executive director Ta Wee Dher in an exclusive interview with City & Country.

 

“This development embodies our renewed vision and commitment to creating innovative living spaces that resonate with the evolving aspirations of urban dwellers. Gen Starz Residences symbolises the beginning of a new chapter for Majestic Gen, as we continue to expand our portfolio with projects that elevate the standard of living while staying true to the essence of each location,” says Ta.

 

Majestic Gen CEO Datuk Hoo Kim See says the company has received more than 1,000 registrations of interests and notes that the overwhelming response from these prospective buyers shows that there are serious considerations towards the project.

 

Located on 1.34-acre freehold land, Gen Starz Residences will have a total of 360 units in a 45-storey tower. The units come with three types of layout — Type A, B and C — and Hoo says each layout caters to a different target market.

 

Type A is 650 sq ft with two bedrooms and one bathroom, B is 756 sq ft with two bedrooms and two bathrooms and C is 874 sq ft with three bedrooms and two bathrooms. The selling price starts from RM593,000.

 

“For Type A, we target young professionals who are in their early 30s as it is within their range of affordability. Growing families can either choose Type B or C,” Hoo explains.

 

The units in Gen Starz Residences are designed with flexibility in mind. The interior walls are hackable to allow residents to modify their units according to their lifestyle needs. Hoo adds that such a design also caters to every stage of a family’s growth from individuals and couples who opt for bigger living space to families who downsize as children grow up and move out of the house.

 

“For young professionals who want to work from home, they can make use of one of the rooms to be part of the living room, so they can work in a [bigger] living hall space. And maybe they would like to change the layout as the family grows. We want to build a home where it is able to accommodate every stage of the family’s journey,” says Hoo, adding that in order to make renovation easier, some of the walls will be lightweight wall panels.

 

Some of the facilities are elevated lounge, multipurpose hall, garden with hanging chair, coworking spaces, open lawn, swimming pool, gymnasium, wading pool, sundeck lounge, barbecue area, playground and outdoor fitness on the seventh floor. More facilities are available on Level 43A, including a sky lounge, movie corner and reading or working corner.

 

Gen Starz Residences is expected to complete in 2028 and it is currently undergoing superstructure works.

 

Hoo shares that Gen Starz Residences has received a provisional GreenRE certification. Some of the sustainability elements to be incorporated are photovoltaic solar panels, energy-efficient lifts and rainwater harvesting systems.

 

He adds that the developer strives to achieve GreenRE certification for all its developments moving forward.

 

 

Attractive location

 

According to Hoo, the company acquired the Gen Starz Residences site over a year ago and thought that the land had great potential due to its location close to amenities and proximity to notable areas such as KL Sentral, Kuala Lumpur City Centre, Bangsar, Petaling Jaya, OUG and Taman Desa.

 

Some of the amenities within a 5km range include Scott Garden, OKR market, Pearl Point Shopping Mall, Mid Valley Megamall, NSK Trade City and Nu Sentral. Educational institutions include Kingsbee Preschool Kuchai Lama, SJK (C) Choong Wen, Sri Desa International School, Newton International School, Vikas International School and SJK (C) La Salle. Additionally, medical institutions within close proximity are KMI Taman Desa Medical Centre and Pantai Hospital Kuala Lumpur.

 

The area is also well served by public transport such as MRT Kuchai Lama and KTM Pantai Dalam stations.

 

Based on the proposed alignment by MRT Corp for the Circle Line MRT3, there will be a station (S28 Jalan Klang Lama) located next to Gen Starz Residences. According to the MRT Corp website, the Department of Environment is currently reviewing the Environmental Impact Assessment report for the line.

 

Commenting on this, Ta says the station will offer an added advantage for the future residents of Gen Starz Residences.

 

“Residents will benefit from seamless connectivity to major destinations across the Klang Valley. This improved accessibility will not only elevate the living experience for residents but also increase the property’s desirability and value,” he says.

 

“The proposed MRT3 station along OKR is poised to be a game-changer for the area, significantly enhancing its connectivity and appeal. As a key infrastructure project, it will bring improved access to various parts of Klang Valley, making OKR a more attractive and convenient location for residents and businesses alike.”

 

Gen Starz Residences are accessible through major highways such as New Pantai Expressway (NPE), Maju Expressway (MEX) and Duta-Ulu Kelang Expressway (DUKE) via the OKR thoroughfare.
